Israel has no title company and no escrow, so three people share the work of a purchase. If you know which one you're calling, you'll skip a wasted conversation, and sometimes a fee.
First: finding the apartment
The agent finds the apartment, runs the viewings and brings both sides to a price. You pay only on a signed written order, usually about 2% plus 18% VAT, and each side pays the agent it hired.
Before you offer: the loan figure
The mortgage comes from a bank, under Bank of Israel rules, and often through a mortgage broker. Get the loan figure in writing before you make an offer. If you're buying from abroad, expect a smaller loan than a resident gets.
From the offer to the keys
Your lawyer checks the land registry (the Tabu), drafts and negotiates the contract, and holds and releases the payments on the contract's schedule. The lawyer also works out the purchase tax and registers the apartment in your name.
A good agent tells you which question is theirs and which is the lawyer's. The buying-from-abroad guide has the full order of events, and ten questions to ask an agent covers the agent's side.
How the score works, the six areas the offices sit in, and the fee to expect before you call. Narrated, with the full transcript below.
Beit Shemesh Realtors ranks 24 real estate agencies in Beit Shemesh and Ramat Beit Shemesh, using public facts anyone can check. Each agency gets one score out of a hundred. Most of it comes from its Google rating, weighted by how many reviews back it up. The rest is simple. A website in English, a public office, a site that works, and a phone number. No agency pays for its place. Start with the area. Ramat Beit Shemesh Aleph has the most offices, eleven of the 24. Then Bet, Gimmel, and Daled. Neve Shamir, the newest neighbourhood, is still being built. And across the valley sits old Beit Shemesh. Before you call, know the fee. Agents usually charge about two percent, plus VAT, and each side pays its own agent. Nothing is owed until you sign a written order. And since March 2025, agents cannot add upfront fees on top of it. See the full ranking, filter by area and language, and read the guides, at Beit Shemesh Realtors dot com.
Counted from the 24 ranked agencies on 15 October 2026. An agency changes its own line by adding the fact to its Google listing or its website.
Each office sits in the neighbourhood OpenStreetMap returns for its Google Maps pin. An agency based in one area still sells and rents across the city.
The agencies in this ranking list homes for sale and for rent across the city: 3-room, 4-room and 5-room apartments (an Israeli room count includes the living room), garden apartments with a yard, penthouses with a large balcony, and the cottages and duplexes of the older streets. A spacious new 5-room apartment and a 3-room apartment in an older block sit on the same agency page, so sort by neighborhood first. Google and some agencies spell the city Bet Shemesh; the listings are the same.
Much of the stock in Daled and Hey (Neve Shamir) is new construction: a 4 room apartment in a new building, sold by the developer before or just after it is finished. A penthouse for sale or a garden apartment on an older street in Aleph is usually listed by an agency instead. Either way, buying property in Israeli real estate runs through the same steps: a signed agent order if an agent shows you the apartment, a lawyer, and the registry.
By neighborhood of Beit Shemesh, agents list properties for sale in Ramat Beit Shemesh Aleph, Bet, Gimmel, Daled and Neve Shamir, in Old Beit Shemesh, and in the newer developments beside Aleph. Yigal Realty describes Aleph as "the first neighborhood built outside of Beit Shemesh" and adds that "The new developments in Mishkafayim and M3 are adjacent to Aleph." New projects such as Neve Amim come "direct from the kablanim", the developers, often with no agent fee. Josh Epstein Realty's property search adds the older sought-after neighborhoods on the other side of the valley: Giv'at Sharet, Nofei Aviv, Nofei HaShemesh, Sheinfeld, Eden Hills and Ramat Shilo.
Rentals come from the same offices, whether a boutique one-agent shop or a larger real estate company. Gordon Realty answers the question for its own agency: "We handle both ramat beit shemesh rentals and sales across every neighborhood in RBS". Semerenko Group writes that "a 3-room apartment can start from around NIS 4,000–4,500" a month, one agency's observation rather than an index.
Most English searches for a home in Israel's Beit Shemesh come from Anglo families: new olim, families abroad making Aliyah, and families moving out from Jerusalem for space and shuls within walking distance. Easy Aliyah calls Ramat Beit Shemesh "the undisputed capital of Anglo-religious aliyah in Israel". The city sits between Jerusalem and Tel Aviv, and several agencies, Lemkin Realty among them, list in Jerusalem as well as Beit Shemesh. The guides cover what agents charge on a sale in Beit Shemesh, how to choose one and buying from abroad.
Wikipedia puts the city of Beit Shemesh "approximately 30 kilometres (19 mi) west of Jerusalem". Anglo buyers and young families moving out of Jerusalem are the readers this site is built for, so two practical notes. Neve Shamir is a planned community still being built, so ask which schools, shuls and shops are open today and which are still plans; the older areas already have that community life and social infrastructure. And each agency's own website carries its latest listings of real estate for sale, so the same homes for sale in Ramat Beit Shemesh can appear on several sites at once. Compare before you call, and note which agent showed you what.

Agency websites carry their latest listings of real estate for sale in a shorthand that confuses most Anglo buyers new to real estate in Israel. A line like "4.5 room apartment, 2nd floor, 110 sqm built, sukkah balcony, beautifully upgraded" (an example of the style, not a real listing) packs five facts into one sentence. Here is what each part means, so the buying experience starts with the right questions.
| The listing says | What it means |
|---|---|
| 4.5 room apartment | Israeli listings count rooms including the living room and add a half for a small extra room, so a 4.5 room apartment has three bedrooms, a living room and a small extra room. |
| 2nd floor, elevator | The floor number and whether the building has an elevator. Ask whether it is a Shabbat elevator too. |
| 110 sqm built | Built area in square metres. Balconies, a garden or a roof terrace are usually listed separately, so compare like with like. |
| Garden apartment | A ground-floor apartment with its own garden (dirat gan in Hebrew). "Beautiful garden" in a listing is the seller's word; ask the size in sqm. |
| Cottage, 7-room semi-attached house | The Nefesh B'Nefesh glossary defines a cottage as a "semi-detached home or a duplex with a private entrance". |
| Penthouse | A top-floor or roof apartment (dirat gag) with a roof terrace. Ask the terrace size in sqm and whether the elevator reaches the top floor. |
| Beautifully upgraded | The seller's description of a renovation. Ask what was done, when, and whether permits cover any added rooms. |
| Mamad, machsan, sukkah balcony | A reinforced security room, a storage room, and a balcony open to the sky so it can hold a sukkah. |
| Bank guarantee | On a new build, the Nefesh B'Nefesh glossary notes that "the developer must protect the purchaser's payments by providing a bank guarantee". |
Homes for sale in Ramat Beit Shemesh and in the older city use the same terms, whether it is an apartment for sale in Sheinfeld, a cottage in Old Beit Shemesh or a new 4-room in Neve Shamir, and whether you buy to live in it or invest. One more line matters to young families and no listing prints it: the community life on the street, meaning which shuls, schools and parks are within walking distance. Ask the agent, then walk the street.

SourceThere is no official answer, so this site uses one published score: Google rating weighted by how many reviews back it, an English-language website, a public office and a working site. On that score Lemkin Realty ranks first with a 4.8 rating from 32 Google reviews (read 15 October 2026). Read the method and the reviews themselves before choosing.
Yes. It covers the whole city: Ramat Beit Shemesh Aleph, Bet, Gimmel, Daled and Neve Shamir, and Old Beit Shemesh. 19 of the 24 offices sit in Ramat Beit Shemesh. Use the area filter to see one neighbourhood.
The common fee is about 2% of the price plus VAT, paid by each side to its own agent. VAT is 18% since 1 January 2025. Some agents quote 1% to 2%. The fee is agreed in a signed order before a viewing. See the fee guide.
10 of the 24 agencies have a website that reads in English. Use the "English website" filter. Many Hebrew-site offices also have English-speaking agents; the filter only reads the website.

No. Agencies can pay for a claimed profile with their own photos, video and listings link, marked "Sponsored". The rank comes from the score only. See for agencies.
Who publishes this. Zechariah Tokar, an SEO freelancer based in Israel, publishes this site and is responsible for the listings. That doesn't change any score. The method is public and every input carries its date. No agency pays to be listed, and none can pay to move up.
A score measures what an agency shows in public. It can't tell you how well its agents negotiate, so talk to two or three before you sign. The photos are illustrations. More about the site.
